Understand the calculation assumptions
Indicative simulation for a main home in Switzerland: an equity benchmark of 20%, generally including at least 10% of the price from sources other than the second pillar. The bank may assess the property at a value different from the purchase price.
The affordability calculation uses a theoretical interest rate of 5%, an annual allowance of 1% of the price for upkeep and expenses, and amortisation of the debt exceeding two-thirds of the price. This portion is repaid over the selected period, up to 15 years, or before retirement if earlier. The indicative threshold used here is 33% of annual gross income.
Purchase costs, property transfer taxes, notary fees and tax effects are not included. This budget is neither rent nor a guaranteed monthly bank payment: upkeep is an allowance and amortisation arrangements vary. The lender determines the terms and whether financing is approved.

a worked example.
For a main home costing CHF 1,000,000 with CHF 200,000 in equity, this calculator models a CHF 800,000 mortgage. At an assumed 2% interest rate, the indicative budget is CHF 2,907 per month: interest, amortisation over 15 years of the debt above two-thirds of the price, and a yearly upkeep allowance of 1% of the price.
At the theoretical 5% stress-test rate, the cost is CHF 4,907 per month, or 32.7% of an annual gross income of CHF 180,000. This fixed illustration uses our calculator’s assumptions and does not change with your inputs. Figures are rounded; this is not a financing offer.
Adjust the period to your circumstances.
The calculator does not ask your age. If retirement is less than 15 years away, adjust the amortisation period and confirm the lender’s requirements. Purchase costs and tax effects are excluded. Banks assess applications individually.

SARON or fixed rate: what to compare?
A SARON mortgage rate is based on a compounded reference rate plus a bank margin, depending on the contract. The mortgage rate above must not be confused with the overnight SARON. Ask how the margin, any floor and the billing periods are calculated.
A fixed rate makes interest easier to plan over the agreed term; a SARON mortgage can change. Also compare exit conditions, fees and amortisation. For a purchase in Vaud or Geneva, test several rates in the calculator rather than just one.
