    Preparing your sale

    A price you can justify,
    a sale that moves forward.

Looking to sell your house, apartment or investment property? The valuation is our first step together. I explain the factors considered, what may affect the price and what to prepare before putting your property on the market.

    Examining your property in detail

An address alone is not enough. We review floor areas, layout, the condition of the building, renovations and any work needed. For an apartment, condominium ownership (PPE) documents complete the file. For an investment property, we also review leases, rental income and expenses.

    Explaining the proposed price

We compare your property’s characteristics with the available market evidence. The aim is to establish a well-founded basis for discussion, followed by a sales strategy that fits your timetable.

Preparing the next steps with buyers

My experience in mortgage lending complements my work as a property agent. Buyers’ financing is one of the matters to discuss early. A sales valuation is not financing approval: each lender remains responsible for its own decision.

Looking for someone to handle your sale?

I have supported the sale of many buildings and houses. You work directly with me to prepare the sales documentation, present your property and follow discussions with buyers. We also discuss the services provided and the terms of the agency agreement.

    Your questions

    Before arranging a property valuation.

Which documents should I prepare for a property valuation?

Start with floor plans, floor areas and a list of completed or planned works. Depending on the property, we will explain which additional documents would help: a land register extract, condominium ownership documents or a rent roll. You can contact us even if your file is not yet complete.

Do you cover Geneva, Lausanne and the Lake Geneva region?

We support property owners from Geneva to Sion, including Nyon, Morges, Lausanne and Montreux. Enter your property’s municipality in the form so we can discuss your plans.

Can I request a valuation of an investment property?

Yes. Please specify that it is an investment property. Information about the units, current tenancies and building maintenance will help us prepare a discussion tailored to your situation.

How does an online estimate differ from a personalised property valuation?

An automated estimate offers an initial indication based on the information entered and the data available. A personalised assessment can examine the property’s particular features: its condition, renovations, work needed, views, disturbances and condominium documents. At Réseau Immobilier, we compare these details with available market evidence to explain the proposed asking price and prepare the sale. The form above requests a discussion; it does not generate an automatic property value.

Is the estimated value the price my property will sell for?

The valuation provides a reasoned basis for setting an asking price. The price ultimately agreed depends on the offers received, negotiations and the conditions of the transaction. We help present the property, find buyers and follow the steps through to signing. The services are set out in the sales agency agreement.

Does requesting a valuation commit me to selling?

No. Completing this form does not commit you to signing an agency agreement. We start by discussing your property and your expectations; you then decide how to proceed.
